Regarding Property On Kirkpatrick Drive
The Board of
Directors have been contacted by Curry
Brandaw Architect about a project for Senior Housing in the vacant property across
from our neighborhood on Kirkpatrick Lane. They presented a
presentation during our Oak Park HOA Meeting last Spring and made a
similar presentation to the Town of Flower Mound last Fall. The land use
proposal was approved in March to move forward with the project.
The projected timeline to complete the project is June of 2006.
The retirement company is called Holiday Retirement Residences for
Seniors. They currently have a facility in Plano that Curry Bradshaw
Architect built called Cottonwood
Estates on Spring Creek and have a similar location in Grapevine on Pool
Road. The parcel of land on Kirkpatrick is 23 acres and currently only 7 acres
is approved for use because
of the existing flood plane ordinance. They are proposed a building with
115 suites, with 10% double occupancy for a total of 127 residents. The facility
will have a dining room, chapel, hair salon, and library for their residents.
One scenario was presented to the Flower Mound Town Counsel regarding a 2-story retirement facility. Curry Brandaw has shared
the designs at the Oak Park HOA meeting in 2004. For you convenience, the HOA has placed
a picture of the site plans below. The Oak Park HOA recommended the
2-story plan and requested property value analysis based on past projects they
have completed throughout the Dallas
metro-plex. They will be extending the bike trail on the property for
public use.
The information which the Oak Park HOA requested have been placed below for our
current and future residents of Oak Park. In addition, we have recently placed
the 2005 elevation drawing and landscaping plans received on Monday the 21st of
February.

Homeowner Assessments Dues
Oak Park assessment
statement covering the period from January through December 2006 were mailed out
by our
accounting department in November. The amount of the yearly dues are $60.00 for single family residences. Payment
is due upon receipt and considered delinquent
after January 31, 2006. Assessment revenue provides 100 percent of our operating funds; therefore, it is important that payments be made on time.
If accounts are delinquent, a late fee will be applied to your annual statements
according to the Oak Park HOA Bylaws.
Unfortunately, there always seems to be a few homeowners who let their assessment accounts become delinquent. When this happens we must charge late fees, interest, and collection costs that can add substantially to the amount and will be collected when the resident sells or
refinances their property.
If you are having temporary cash flow problems and can’t make your assessment payment by
the due date, please email our accounting department for an extension in writing.
